<p>In accordance with California Civil Code Section 1954.603, the landlord must provide information about bed bugs to all tenants. This includes:</p><ul><li>General information about bed bug identification, behavior, and biology</li><li>The importance of cooperation for prevention and treatment</li><li>The importance of prompt written reporting of suspected infestations to the landlord</li></ul>

This agreement complies with the California Civil Code Sections 1940-1954.1 regarding residential tenancies.

This Agreement shall be governed by the laws of the state where the Property is located.

<p>In accordance with California Civil Code Section 1950.5, the security deposit for this residential lease cannot exceed two months' rent for unfurnished units or three months' rent for furnished units.</p><p>The landlord must refund the security deposit, less any deductions for cleaning and repairs, within 21 days after the tenant moves out. An itemized statement of deductions must be provided.</p>

<p>The landlord acknowledges that excessive moisture accumulation may occur in the premises if not properly ventilated, which can lead to mold growth. Tenant agrees to maintain appropriate climate and cleanliness in the premises to prevent mold growth.</p><p>The landlord has no knowledge of any damp or wet building materials and/or the presence of mold, mildew or other fungi on the subject property except as explicitly noted here: [Description of known mold or moisture issues, if any].</p>
