What this document does

A contract between a handyman and a homeowner, landlord, or small business for small repair and improvement jobs at a home or small property, covering the task list, work left to licensed trades, materials and debris, a fixed, hourly, or per-task price, deposit and milestone payments, the schedule, change orders, the walkthrough and punch list, a workmanship warranty, insurance, permits, and cancellation. It is not a construction contract for structural work or for work that needs a building permit; LeaseCraft's Residential Construction Contract covers that.

Questions about the Handyman Contract

The address, a list of the tasks, who supplies materials and how they are charged, the price and how it is paid, any deposit or milestone payments, the start date and estimated finish, how changes are approved, the walkthrough and punch list, the workmanship warranty, whether the handyman is insured, who obtains any permit, and what happens if either side cancels.

Yes. Choose an hourly rate and enter the estimated hours and a not-to-exceed amount. The contract shows the estimated labor cost, says the estimate is not a fixed price, and caps labor charges at the not-to-exceed amount unless the customer approves more in a change order. You can also price each task separately, and the contract adds up the task prices.

Work that the law leaves to licensed trades, such as electrical panels and new circuits, gas lines, plumbing beyond replacing a fixture, roof structure, refrigerant work, and structural changes, is excluded unless the handyman states that it holds the licence for it. Hidden conditions such as mold, asbestos, rot, or pests stop the work on that task until the customer decides how to proceed.

That depends on the state and sometimes the city. Some states require a contractor licence, or specific notices in the contract, for home-improvement work above a certain dollar amount, and some limit the deposit a contractor may take. This contract does not state those rules, so check with your state's contractor licensing board before using it for a larger job.

Extra or different work needs a change order agreed in writing, which can be by email or text, stating the work, its price or added hours, and any change to the finish date. You can also set a small amount below which the customer may approve a change verbally, to be confirmed in writing afterward.

No. This contract is for small repair and improvement jobs at a home or small property. A remodel, an addition, structural work, or a project that needs a building permit calls for a construction contract with plans, a payment schedule tied to inspections, and lien provisions.
