A stand-alone lease between a landowner and a tenant of vacant or unimproved land for a stated use, such as storing vehicles or equipment, placing a tenant-owned structure or manufactured home, farming or gardening, a commercial yard, or recreation, covering the land and access, the term, rent and any increases, the deposit, utilities, improvements and their removal, environmental matters, taxes, insurance, and holdover. Questions about the Land Lease Agreement

The leased land and how to reach it, the permitted use, the term, rent and any yearly increase, the deposit, utilities, what the tenant may build and who owns it at the end, removal and restoration, hazardous materials, taxes, insurance, liability, ending the lease, and holdover rent.

Yes, if you allow it. You choose whether improvements are not allowed, allowed only with written consent, or allowed as described, and whether they are removed, stay with the landowner, or are the landowner's choice at the end. If someone will live on the land, the lease says that any rights the law gives a resident apply.

No. It covers bare or unimproved land for a stated use, which can include gardening or small-scale farming. Grazing livestock and hunting have their own terms and are covered by the pasture lease and hunting lease agreements.

Yes. Choose a fixed term with an end date, or a lease that continues from year to year until either side gives the written notice you set, unless the law requires a longer notice.

You choose: the landowner pays, the landowner pays but the tenant covers any increase caused by its improvements or use, or the tenant reimburses the taxes on the leased land. The tenant always pays taxes on its own property.
