What this document does

An owner (or two owners) of real estate transfers whatever interest they have in it, without any warranty of title, to one or two people - for example to add a spouse to title, to move property within a family, or to clear a title question - with the recording details, spousal joinder and signing formalities LeaseCraft has verified for the state where the land is. It is not a warranty deed, a deed of trust or a transfer-on-death deed, it does not prepare transfer-tax returns or value statements, and LeaseCraft prepares it only in states whose deed rules it has verified at the official source.

Questions about the Quitclaim Deed

It transfers whatever interest the grantor has in a piece of real estate to the grantee, without promising that the grantor owns it or that the title is free of liens. It is often used within families, to add or remove a spouse, or to clear a title question - not to sell property to a stranger.

No. LeaseCraft prepares it only where it has verified the state's deed rules - acknowledgment, witnesses, statutory wording and recording format - at the official source. In other states the wizard says so and, where a state has a requirement LeaseCraft does not reproduce, points you to the official source.

The deed is prepared with the witness lines and notary space (or the acknowledgment certificate) your state's verified rules call for, and a checklist beside it explains who must sign, how it is acknowledged, the recording format and the transfer-tax or value forms to file with the recorder, each with the statute and the date LeaseCraft read it.

No. Many recorders require a transfer-tax return, a value statement or a similar form with the deed. The checklist lists the forms LeaseCraft verified for your state with a link to the official form; you complete and file them yourself.

LeaseCraft is not a law firm and the deed is prepared from your answers without legal advice or a title search. If the property has a mortgage, you are in a blended family, a beneficiary has special needs, there are business interests, a taxable estate or property in more than one state, talk to a lawyer before you sign.
