The landowner

The person or business that owns the farm and is leasing it.

For a business, use its registered name, including "LLC" or "Inc." if it has one.
Used for written notices.

The tenant

The farmer or farming business that will farm the land.

For a business, use its registered name, including "LLC" or "Inc." if it has one.

The farm

Use the street address if there is one. For rural land, describe where it is, such as the road and nearest town, and include the state.
The acres that can be planted to crops. Cash rent per acre is figured on these acres. Your FSA farm records usually show them.
For example, the house and yard, a woodlot, or land enrolled in a conservation program that the tenant will not farm.

Length of the lease

Many farm leases start on March 1 or January 1.
For example, the last day of February for a lease that starts on March 1. A year-to-year lease's first lease year must be exactly one year long.

Rent

Farming practices

Farms with highly erodible land or wetlands usually need this to keep government program payments.
Leave blank if the lease will not require regular soil testing.
For example, "no manure from outside the farm" or "no fall anhydrous ammonia."

Government programs and crop insurance

Cash-rent tenants usually receive all of them. Crop-share leases usually split them in the same percentages as the crop.

Access, improvements, and upkeep

The landowner keeps every right not leased to the tenant. Choosing these makes clear how they work alongside the farming.

Liability insurance

End of the lease

Enter 0 if the tenant may not come back to harvest after the lease ends.
For example, fall tillage, fall-applied fertilizer, or lime applied after the last harvest when the lease is ending.

Anything else

For example, a manure plan, hauling of the landowner's grain, or snow removal on the farm lane. Write it as you want it to appear in the lease.

State

The lease is governed by this state's law, and LeaseCraft checks the farm-lease rules it has verified for this state.
