Garage Rental Agreement

Answer a few questions to create a professional Garage Rental Agreement, ready to edit and sign.

Step 1 of 1211 sections · answer each, then create your document

The owner of the garage

The person or business renting out the garage.

For a business, use its registered name, including "LLC" or "Inc." if it has one.
Used for written notices.

The renter

The person or business that will use the garage.

For a business, use its registered name, including "LLC" or "Inc." if it has one.
Used for written notices.

The garage

Include the city, state, and ZIP code. For a garage behind a house, use the house's address.
For one bay of a multi-bay building this is required, such as "Bay 3" or "Unit G-12." For a two-car garage where the renter gets one side, you may say "the left bay." Otherwise leave it blank.
For example, "about 12 by 22 feet, one car" or "a two-car garage, roughly 400 square feet." Leave blank to describe the garage by its address alone.
Answer yes if the owner keeps a workbench, shelves, a freezer, or a second bay in the same garage. Answer no if the renter gets the whole garage.

Permitted use

Workshop use also allows parking and storage. Business use open to the public, vehicle repair for others, and living in the garage are never allowed.

Utilities

Answer no if there is no fixed light fixture; the agreement then lets the renter use portable lighting.

Keys and access

Keys to the garage's doors or padlock. Enter 0 if the renter gets only a remote opener or a code.
For repairs, inspections, and showings. No notice is needed in an emergency, such as a fire, a leak, or a gas smell.
If yes, the agreement adds rules about not blocking the driveway.

Rent and deposit

Choose a day from 1 to 28 so that the due date exists in every month.
Prorating charges only for the days from the start date until the next due date. Answer no if the first payment is a full month's rent whatever the start date.
A flat amount charged once for each rent payment that is late. Leave blank for no late fee.
Leave blank if no deposit is collected. A deposit is returned at the end, less any deductions the agreement allows.

Start, end, and notice

The first day the renter may use the garage. The first rent payment and any deposit are due on or before this day.
For a month-to-month rental, either side may end it with this much notice. For a fixed term, the same notice applies once the rental continues past the end date.
Charged for each day anything of the renter's remains in the garage after the end. Leave blank to charge the monthly rent prorated by the day instead.
After this many days the owner may remove, sell, or dispose of what is left, to the extent the law allows, after giving the renter written notice.

Upkeep

Anything else

For example, a shelf the owner will install, or permission to keep a small refrigerator. Write it as you want it to appear in the agreement.

Governing law

Usually the state where the garage is.
