Non-Renewal of Lease Letter

Answer a few questions to create a professional Non-Renewal of Lease Letter, ready to edit and sign.

Step 1 of 1110 sections · answer each, then create your document

Where is the rental property?

The letter itself does not name a governing law. The state selects the notice rules LeaseCraft has recorded, which are shown beside your letter as a checklist and can stop a letter whose end date is too soon.
Include the city, state, and ZIP code. Enter the unit number in the next question.

Who is sending the letter, and what kind of tenancy is it?

This letter says a lease will not be renewed, or a month-to-month or week-to-week tenancy will end. A renewal offer on new terms is a different document, and so is a notice that ends a tenancy for a legal cause such as unpaid rent.

The person or business who signs the letter. The other side receives it.
A fixed-term lease has an end date (for example, a one-year lease). A month-to-month or week-to-week tenancy renews each period until one side ends it, including a lease that has already turned into month-to-month.
Use the earliest date the tenant has lived at the property under this tenancy. Some states set longer notice periods for longer occupancies.

About you (the tenant)

Who receives the letter?

Names of any other adults who signed the lease. They are named in the letter too.

Dates and delivery

Usually the same day as the letter date. The notice period is counted from this date, so enter the day the other side will actually receive it.
Use a method your lease allows for notices, and keep proof of delivery. The page after your signature is a record of delivery to complete.
Look in the lease for a section on renewal, termination or notice. If it requires, say, 60 days' written notice, enter 60 and LeaseCraft checks that your end date is at least that long after delivery. Leave blank if the lease says nothing.

Reason

Not required. A non-renewal letter usually states no reason. If you give one, keep it short and factual. A legal cause for ending a tenancy (unpaid rent, a lease violation) belongs in an eviction notice, not in this letter. Do not give a reason related to a tenant's race, color, religion, national origin, sex, disability, family status or any other protected characteristic, or to a complaint, a repair request or any other legal right the tenant has used: such a reason can support a discrimination or retaliation claim. If in doubt, leave the reason out.

Moving out

For example, the office address and hours, or which keys, fobs and garage openers to return.
A walk-through lets both sides look at the unit's condition together before the keys are returned.

Closing details

Leave blank to use your own details above.
A short, factual note, such as thanks for the tenancy or a question about a move-out date. Do not use it to offer a new lease; that is a different document.
