Parking Space Rental Agreement

Answer a few questions to create a professional Parking Space Rental Agreement, ready to edit and sign.

Step 1 of 1110 sections · answer each, then create your document

The owner of the space

The person or business renting out the parking space.

For a business, use its registered name, including "LLC" or "Inc." if it has one.
Used for written notices.

The renter

The person or business that will park there.

For a business, use its registered name, including "LLC" or "Inc." if it has one.
Used for written notices.

The parking space

Include the city, state, and ZIP code. For a driveway or carport, use the address of the home it belongs to.
Choose "any available space" for a lot or garage where the renter may park wherever there is room.
For an assigned space this is required: give its number or describe it, such as "Space 214 on Level 2" or "the left side of the driveway." For any available space you may name the area, such as "the unreserved spaces in the north lot," or leave this blank.

Permitted vehicles

Up to two vehicles may be listed. Only one may be in the space at a time.

Leave blank if the vehicle has no plates yet; the agreement then asks the renter to give the number in writing before the vehicle first uses the space.
The second vehicle may use the space in place of the first, not at the same time.
For example, "no vehicle longer than 18 feet or taller than 6 feet 8 inches." Leave blank if the only rule is that the vehicle must fit within the space.
Leave blank to allow only cars, SUVs, pickup trucks, and motorcycles. Anything you select here is allowed as long as it fits within the space.

Access

Rent and deposit

The amount for one rent period, before any late fee.
A flat amount charged once for each rent payment that is late. Leave blank for no late fee.
Leave blank if no deposit is collected. A deposit is returned at the end, less any deductions the agreement allows.

Rules and towing

Covers vehicles that are not permitted, block others, or stay after the rental ends, to the extent the law allows. Answer no if the owner will first give written notice and a chance to fix the problem, except in an emergency.

Start, end, and notice

The first day the renter may use the space. Rent and any deposit are due on or before this day.
For an ongoing rental, either side may end it with this much notice. For a fixed term, the same notice applies if the renter is allowed to leave early, and if the rental continues after the end date.

Anything else

For example, use of an electric vehicle charger, or a rule about guests. Write it as you want it to appear in the agreement.

Governing law

Usually the state where the parking space is.
