Answer a few questions to create a professional Vacation Rental Agreement, ready to edit and sign.

Step 1 of 1413 sections · answer each, then create your document

The host

The person or business that owns or manages the home and is renting it out for the stay.

For a business, use its registered name, including "LLC" or "Inc." if it has one.
Used for written notices.

The guest

The person (or business) booking the stay and responsible for everyone in the party.

For a business, use its registered name, including "LLC" or "Inc." if it has one.
Used for written notices.

The property

Include the city, state, and ZIP code. For a private room, use the address of the home it is in.
Describe the sleeping arrangements, such as "2 bedrooms with one queen bed and two twin beds, plus a sofa bed in the living room."
Choose everything the guest may use. Some choices add matching rules, such as pool and hot tub safety rules or parking rules.
Some cities and counties require hosts to register or hold a permit and to show the number on rental agreements. Check the rules where the property is. Leave blank if none applies.

Dates and times

Use a form like "4:00 PM" or "11:00 AM" for the times.

The earliest time the guest may arrive on the check-in date.
The number of nights is counted from these two dates.
The time by which the guest and everyone in the party must have left on the check-out date.
Either is only ever available if the property is free, and the host decides each request. Choose no to allow arrivals and departures only at the set times.

Guests and occupancy

The guest named in the previous step is the primary guest. Up to three more adults can be named here.

Enter 0 if no children are staying.
The most people, adults and children together, who may stay overnight at any time. It must be at least the number of adults and children staying.
Your own rule for who may book, such as 21 or 25. The agreement presents it as the host's rule.

House rules

Choose "not allowed" if no pet is coming on this stay, even if you sometimes allow pets. Service animals are handled as applicable law requires whatever you choose.
For example, "bag trash in the bins beside the garage; recycling goes in the blue bin; collection is Tuesday morning."
For example, "the house is on a septic system: flush only toilet paper, and no grease down the drains." Leave blank if none applies.
The agreement discloses what you choose. Choose honestly; cameras are disclosed as exterior only and noise monitors as measuring sound levels without recording conversations.

Charges and payment

The charge for each night. The agreement multiplies it by the number of nights.
A flat charge for the stay, added to the total. Leave blank if there is none.
The total extra charge for this stay for guests beyond the number the nightly rate covers, if any. Enter the total for the stay, not a per-night amount.
Lodging or occupancy taxes and local fees you collect on the charges, as a percentage, such as 9 or 12.5. Leave blank if none is collected through this agreement. LeaseCraft does not check what rate, if any, applies where the property is.

Security deposit or damage waiver

A refundable deposit is held and returned after check-out, less itemized deductions. A damage waiver is a non-refundable fee added to the total, in place of a deposit, that covers accidental damage up to a limit. With no deposit, the guest is simply billed for damage.

Cancellation

The next question sets the shorter deadline after which nothing is refunded. A cancellation between the two gets the partial refund below.
Enter a whole number, such as 5 or 10, if the host keeps a booking fee on every cancellation. Leave blank for a true full refund.
Must be fewer days than the full-refund deadline.
A percentage of the amounts paid, as a whole number such as 50.

Check-in and check-out

The agreement never prints a door or lockbox code. It says the host sends the access instructions separately before check-in.
One task per line, such as "start the dishwasher," "strip the beds and leave the sheets in the laundry room," or "take the trash to the curb." The agreement already requires the guest to leave the property tidy and lock up.

Extra charges and overstays

Set amounts for the most common problems. Leave a charge blank to bill the host's actual cost instead.

Covers cleaning and odor removal after anyone smokes or vapes inside.
Applies to any animal not approved in this agreement, other than a service animal.
Leave blank to charge twice the nightly rate. Often set at one and a half to two times the nightly rate.

Anything else

For example, use of a boat dock, a rule about the wood stove, or a gate that must be kept closed for the dog. Write it as you want it to appear in the agreement.

Governing law

Usually the state where the property is.
