What this document does

A stand-alone agreement between the owner of a garage, garage bay, or carport-style garage and the person or business renting it for parking, storage, or hobby workshop use, covering the garage and any shared use, the permitted vehicles and stored property, prohibited items and activities, electricity and other utilities, keys, openers, and access hours, the owner's entry, rent, late fees, and a security deposit, a fixed or month-to-month term, upkeep, snow and pest control, insurance and risk, and what happens to property left behind. It is not a lease of a home or of business premises, and it does not add a garage to an existing residential lease.

Questions about the Garage Rental Agreement

Which garage or bay is rented and whether the owner keeps using part of it, what the renter may use it for, which vehicles may be kept there, what may be stored, what is never allowed, electricity and other utilities, keys, openers, and access hours, the owner's entry, the rent, late fee, and deposit, how long the rental runs, who handles upkeep, snow, and pests, insurance and risk of loss, and what happens to property left behind.

Yes, if you choose workshop use. The agreement then limits it to the renter's own non-commercial projects and adds rules on fire safety, flammable liquids, ventilation, noise hours, and cleanup. Work for customers and vehicle repair for other people stay prohibited.

No. This agreement covers a whole garage, a bay of a multi-bay building, or a carport-style garage, and lets the renter store belongings or work on projects there. For a single space in a lot or parking structure, use a parking space rental agreement instead.

You say whether electricity is included in the rent, separately metered and billed to the renter, or not available, whether there is water and overhead lighting, and whether the garage is heated. You also decide whether space heaters, welders, compressors, and EV chargers need the owner's consent first.

Either. A month-to-month rental continues until either side gives the notice you choose. A fixed term has an end date, and if the renter stays on afterwards with the owner's consent it continues month-to-month on the same terms.

The renter owes a daily holdover charge while anything remains. After the number of days you choose, and after written notice, the owner may treat what is left as abandoned and remove, sell, or dispose of it to the extent the law allows, applying any proceeds to what is owed.
