What this document does

A letter from a landlord to a tenant, or from a tenant to a landlord, saying that a fixed-term lease will not be renewed when it ends, or that a month-to-month or week-to-week tenancy will end on a stated date, with the move-out arrangements (keys, forwarding address, walk-through). It is not an eviction notice, does not state a legal cause for ending a tenancy, and does not offer a new lease; the state checklist shown beside the letter lists the notice rules LeaseCraft has recorded for the selected state.

What it covers

Questions about the Non-Renewal of Lease Letter

Either side. A landlord can tell a tenant that a lease will not be renewed or that a month-to-month or week-to-week tenancy will end, and a tenant can tell a landlord the same. You choose who is sending it, and the wording, the signature line and the move-out paragraphs follow.

The letter states the delivery date and the end date and says how many days of notice that gives. Beside the letter, a checklist lists the notice period LeaseCraft has recorded for ending a periodic tenancy in your state, with the statute it read, the date it read it and a link to the official source. Where that minimum is verified at the official source and your end date is too soon, the letter is not prepared until you move the date. If your lease requires a longer notice, enter it and the letter is checked against it too.

No. Some states and cities allow a landlord to end a tenancy or refuse renewal only for a reason the law lists. The wizard asks whether such a law covers the tenancy, and the checklist says what LeaseCraft has recorded for your state. Where a just-cause law covers the tenancy, this letter is not the right document; a notice stating a legal cause is. Where a state requires a landlord's notice to include a particular statement or an attached court form, LeaseCraft does not prepare the landlord's letter and says why.

No. It only says the lease or tenancy will end on a stated date and asks for the move-out details. An offer to renew on different terms, such as a rent increase, is a different document.

The letter can ask the tenant for a forwarding address, or give the landlord the tenant's forwarding address, and says the deposit will be handled as the lease and applicable law provide. It does not state a deadline or rules for returning deposits.
