The notice periods Arizona law sets before a landlord can file for eviction, as LeaseCraft read them in the statute, with the conditions and exceptions that go with each. The guided form prepares a pay-or-quit, cure-or-quit, unconditional-quit, no-cause or holdover notice with Arizona already selected.

Arizona notice periods

Each period is the one LeaseCraft's record of the statute holds. Read it with the conditions under it: some periods are minimums and some apply unless the lease sets another. "Lease controls" means the record holds no statutory period for that situation, and "No pre-suit notice" means it holds no notice before filing. The source column shows the law and the date LeaseCraft read it on the official site (most recently 2026-09-27).

What the Arizona statute says

Unpaid rent: 5 calendar days

  • Written notice of nonpayment stating the landlord's intention to terminate the rental agreement if rent is not paid within the period (A.R.S. 33-1368(B)).
  • Clock runs from receipt of the written notice; 33-1313(B) deems a certified/registered-mail notice received on actual receipt or five days after mailing, whichever is first.
  • After a special detainer action is filed the agreement is reinstated only if the tenant pays all past-due rent, reasonable late fees, attorney fees and court costs (33-1368(B)).

Lease violation: 10 calendar days

  • Written notice specifying the acts and omissions constituting the breach; the rental agreement terminates not less than ten days after receipt if the breach is not remedied in ten days (33-1368(A)).
  • Noncompliance materially affecting health and safety: five days after receipt, if not remedied in five days (33-1368(A)).

Exceptions

  • Repeat noncompliance of the same or similar nature during the term: landlord may institute a special detainer action ten days after delivery of written notice, without a further cure right.

Ending the tenancy without a chance to cure: No pre-suit notice

  • Breach that is both material and irreparable and occurs on the premises: illegal discharge of a weapon, homicide, prostitution, criminal street gang activity, unlawful manufacturing/sale/possession of controlled substances, threatening or intimidating, assault, acts constituting a nuisance or breach jeopardizing health/safety/welfare, or serious property damage — landlord may deliver written notice for immediate termination and proceed under 33-1377.
  • Repeat noncompliance of the same or similar nature during the term: special detainer action ten days after delivery of written notice (no cure).

Ending a month-to-month tenancy: 30 calendar days

  • Written notice given at least thirty days prior to the periodic rental date (33-1375(B)); either party.

Tenant staying after the lease ends: Lease controls

  • If the tenant remains in possession without consent after expiration of the term or termination, the landlord may bring an action for possession; if the holdover is willful and not in good faith the landlord may recover up to two months' periodic rent or twice the actual damages, whichever is greater (33-1375(C)).

Preparing the notice

The form asks for the tenancy, the kind of notice and the dates, and the notice ends with a Certificate of Service to record how you delivered it. Beside the finished notice you get a Arizona checklist of the period, form and delivery rules LeaseCraft recorded. The period in the notice is the one you choose; where LeaseCraft has verified the Arizona period and your deadline is too soon, the document is not prepared until you move it.

A notice is not a court order and does not by itself remove a tenant. Cities and counties can add rules. LeaseCraft is not a law firm and this is not legal advice.
