Oklahoma notice periods
Each period is the one LeaseCraft's record of the statute holds. Read it with the conditions under it: some periods are minimums and some apply unless the lease sets another. "Lease controls" means the record holds no statutory period for that situation, and "No pre-suit notice" means it holds no notice before filing. The source column shows the law and the date LeaseCraft read it on the official site (most recently 2026-09-27).

What the Oklahoma statute says
Unpaid rent: 5 calendar days
- Landlord may terminate for failure to pay rent when due 'if the tenant fails to pay the rent within five (5) days after written notice of landlord's demand for payment' (41 O.S. § 131(B)).
- Notice must be written and served under 41 O.S. § 111(E) (personal service; family member over 12; posting plus certified mail).
Lease violation: 15 calendar days
- Material noncompliance with the rental agreement or 41 O.S. § 127: written notice served under § 111(E) 'specifying the acts and omissions constituting the noncompliance and that the rental agreement will terminate upon a date not less than fifteen (15) days after receipt of the notice unless remedied within ten (10) days' (41 O.S. § 132(B)).
- Cure window is 10 days from receipt; termination date is at least 15 days from receipt.
Exceptions
- Any subsequent breach or noncompliance after such a notice 'shall be grounds, upon written notice to the tenant, for immediate termination of the lease' (§ 132(B)).
- Remediable damage/cleaning breaches: landlord may instead repair after 10 days' written notice and bill the tenant as rent (§ 132(A)).
Ending the tenancy without a chance to cure: No pre-suit notice
- Noncompliance that 'causes or threatens to cause imminent and irremediable harm to the premises or to any person' and is not remedied as promptly as conditions require after the tenant has notice: landlord 'may terminate the rental agreement by immediately filing a forcible entry and detainer action' (41 O.S. § 132(C)).
- Criminal activity that threatens health/safety and any drug-related criminal activity on or near the premises by the tenant, household member or guest 'shall be grounds for immediate termination of the lease' (§ 132(D)).
- Repeat breach after a § 132(B) notice: immediate termination upon written notice (§ 132(B)).
Ending a month-to-month tenancy: 30 calendar days
- Month-to-month or tenancy at will: written notice 'at least thirty (30) days before the date upon which the termination is to become effective' (41 O.S. § 111(A)); served under § 111(E).

Preparing the notice
The form asks for the tenancy, the kind of notice and the dates, and the notice ends with a Certificate of Service to record how you delivered it. Beside the finished notice you get a Oklahoma checklist of the period, form and delivery rules LeaseCraft recorded. The period in the notice is the one you choose; where LeaseCraft has verified the Oklahoma period and your deadline is too soon, the document is not prepared until you move it.
