The notice periods Connecticut law sets for ending a periodic tenancy, as LeaseCraft read them in the statute, with the conditions and exceptions that go with each. The guided form prepares the notice to vacate with Connecticut already selected.

Connecticut notice periods

Each period is the one LeaseCraft's record of the statute holds. Read it with the conditions under it: some periods are minimums and some apply unless the lease sets another. "Lease controls" means the record holds no statutory period for that situation, and "No pre-suit notice" means it holds no notice before filing. The source column shows the law and the date LeaseCraft read it on the official site (most recently 2026-09-27).

What the Connecticut statute says

Ending a month-to-month tenancy: 3 calendar days

  • Connecticut has no separate month-to-month termination statute: a periodic tenancy is ended by a notice to quit for 'lapse of time' (§ 47a-23(a)(1)(A)) giving at least three days before the termination of the rental agreement (i.e. served at least three full days before the end of the rental month, with a quit date on or after the period's end).
  • Served by a proper officer; statutory form and reason required (§ 47a-23(b)-(c)).

Exceptions

  • Protected tenants (§ 47a-23c: age 62+ or disabled, or with such a family member, in a building or complex of five or more units) may be dispossessed only for the causes listed in § 47a-23c(b) — lapse of time alone is not a ground.

Ending a week-to-week tenancy: 3 calendar days

  • Same lapse-of-time notice to quit as for monthly tenancies: at least three days before the termination of the rental agreement (§ 47a-23(a)); § 47a-23(d) expressly contemplates week-to-week tenancies.

Tenant staying after the lease ends: 3 calendar days

  • A tenant remaining after a fixed term ends is removed by the same notice to quit for lapse of time (§ 47a-23(a)(1)(A)) giving at least three days; no separate holdover notice exists.

Statewide just-cause rule

No statewide just-cause requirement

  • No general just-cause requirement: lapse of time is a ground for a notice to quit (§ 47a-23(a)(1)(A)).
  • Protected tenants only (§ 47a-23c): tenants of a building or complex with five or more units who are 62 or older (or live with such a family member) or have a physical or mental disability expected to last 12+ months may be dispossessed only for nonpayment, refusal of a fair and equitable rent increase, material noncompliance with § 47a-11 or the lease/rules, illegal use, the landlord's permanent removal of the unit from the housing market, or the landlord's bona fide intent to use the unit as a principal residence.

How the notice may be delivered

§ 47a-23(c) as amended by P.A. 25-78 § 18: an attested copy of the notice to quit shall be served by a proper officer (state marshal) to each lessee or occupant, or left at the lessee's or occupant's place of residence (commercial property: left at the establishment or served like a civil complaint); delivery may be made on any day of the week. The former 'or indifferent person' option no longer appears.

Preparing the notice

The form asks for the tenancy, the date the tenant must leave and how the notice is delivered, and states the notice period plainly. You enter the period; where LeaseCraft has verified the Connecticut period for ending a month-to-month tenancy, it refuses a shorter one.

A notice is not a court order and does not by itself remove a tenant. Cities and counties can add rules. LeaseCraft is not a law firm and this is not legal advice.
