What Indiana law says about notice before a landlord files for eviction, as LeaseCraft read it in the statute: a period where the statute sets one, and where it does not, what the record shows instead, with the conditions and exceptions that go with each. The guided form prepares a pay-or-quit, cure-or-quit, unconditional-quit, no-cause or holdover notice with Indiana already selected.
Indiana notice periods
Each period is the one LeaseCraft's record of the statute holds. Read it with the conditions under it: some periods are minimums and some apply unless the lease sets another. "Lease controls" means the record holds no statutory period for that situation, and "No pre-suit notice" means it holds no notice before filing. The source column shows the law and the date LeaseCraft read it on the official site (most recently 2026-09-27).

What the Indiana statute says
Unpaid rent: 10 calendar days
- Tenant refuses or neglects to pay rent when due: landlord may terminate the lease with not less than ten days' notice (IC 32-31-1-6).
- Notice is defeated if the tenant pays the rent in full before the notice period expires (32-31-1-6(2)).
- Statutory form in IC 32-31-1-7 ('not more than ten (10) days after you receive this notice unless you pay the rent due') — period runs from receipt.
Exceptions
- Not required if 'the parties otherwise agreed' (32-31-1-6(1)) — a lease may waive or shorten the notice.
- No notice required where the contract requires advance rent payment and the tenant refuses/neglects to pay it (32-31-1-8(5)).
Ending the tenancy without a chance to cure: No pre-suit notice
- No notice to quit is required when a tenant at will commits waste (IC 32-31-1-8(3)), when the tenant is a tenant at sufferance (32-31-1-8(4)), or when the lease fixes the termination time (32-31-1-8(2)).
Ending a month-to-month tenancy: 30 calendar days
- STATUTE SAYS 'one (1) month notice in writing, delivered to the tenant' for a tenancy at will (IC 32-31-1-1); a general tenancy with landlord's consent is a month-to-month tenancy (32-31-1-2); for periodic tenancies of not more than three months, notice equal to the interval between periods suffices (32-31-1-4).
Exceptions
- Does not apply to land used for agricultural purposes (32-31-1-2).
- No notice required where the lease fixes the termination time (32-31-1-8).
Tenant staying after the lease ends: No pre-suit notice
- No notice required to terminate where the landlord rented for a specified period or the contract specifies the termination time (IC 32-31-1-8(1)-(2)) or the tenant is a tenant at sufferance (32-31-1-8(4)).

Preparing the notice
The form asks for the tenancy, the kind of notice and the dates, and the notice ends with a Certificate of Service to record how you delivered it. Beside the finished notice you get a Indiana checklist of the period, form and delivery rules LeaseCraft recorded. The period in the notice is the one you choose; where LeaseCraft has verified the Indiana period and your deadline is too soon, the document is not prepared until you move it.
