The notice periods Kansas law sets before a landlord can file for eviction, as LeaseCraft read them in the statute, with the conditions and exceptions that go with each. The guided form prepares a pay-or-quit, cure-or-quit, unconditional-quit, no-cause or holdover notice with Kansas already selected.
Kansas notice periods
Each period is the one LeaseCraft's record of the statute holds. Read it with the conditions under it: some periods are minimums and some apply unless the lease sets another. "Lease controls" means the record holds no statutory period for that situation, and "No pre-suit notice" means it holds no notice before filing. The source column shows the law and the date LeaseCraft read it on the official site (most recently 2026-09-27).

What the Kansas statute says
Unpaid rent: 3 calendar days
- Rent unpaid when due; tenant fails to pay within three days after written notice of nonpayment and of the landlord's intention to terminate if not paid within the three-day period (K.S.A. 58-2564(b)).
- Serve per K.S.A. 58-2510 (personal; leave at residence; person over 12 on premises; posting if no one found; registered/certified mail RRR).
Lease violation: 14 calendar days
- Material noncompliance with the rental agreement, or noncompliance with K.S.A. 58-2555 materially affecting health and safety: written notice specifying the acts/omissions and stating the agreement terminates on a date not less than 30 days after RECEIPT if the breach is not remedied within 14 days (58-2564(a)).
Ending the tenancy without a chance to cure: 30 calendar days
- Same or similar breach occurring after the 14-day cure period of a prior notice: landlord may give written notice that the agreement terminates on a date not less than 30 days after receipt WITHOUT an opportunity to remedy (58-2564(a)).
Ending a month-to-month tenancy: 30 calendar days
- Written notice stating that the tenancy terminates on a periodic rent-paying date not less than 30 days after RECEIPT of the notice (K.S.A. 58-2570(b)); same for tenant.
- A rental agreement for a term longer than month-to-month is not month-to-month merely because rent is paid monthly (58-2570(b)).
Tenant staying after the lease ends: Lease controls
- Tenant remaining without consent after expiration of the term: landlord may bring an action for possession and, for willful bad-faith holdover, recover up to 1.5 months' periodic rent or 1.5x actual damages (58-2570(c)); no separate notice period stated. K.S.A. 58-2509: no notice to quit is necessary where the lease specifies the termination time.

Preparing the notice
The form asks for the tenancy, the kind of notice and the dates, and the notice ends with a Certificate of Service to record how you delivered it. Beside the finished notice you get a Kansas checklist of the period, form and delivery rules LeaseCraft recorded. The period in the notice is the one you choose; where LeaseCraft has verified the Kansas period and your deadline is too soon, the document is not prepared until you move it.
