What a Lease Violation Notice is
A lease violation notice tells a tenant in writing that they are not following the lease. It names the type of violation - noise, an unauthorized pet or occupant, property damage or another breach you describe - the lease section involved, and what happened, so the tenant knows exactly what the landlord is referring to.
The notice then states what the tenant must do to correct the violation and the date it must be done by, and records how the notice was delivered. It says that if the violation is not corrected, the landlord may serve a formal notice or use other remedies the lease and the law allow, and it invites the tenant to respond in writing if they dispute the facts.
This is a warning, not an eviction notice. It does not end the lease and does not start the notice period that state law may require before a tenancy can be ended. If the problem continues, a state-specific cure-or-quit or eviction notice is the next document.
When to use it
- A tenant has a pet, occupant or vehicle the lease does not allow.
- Repeated noise, damage or rule complaints need to be put in writing.
- You want a dated record of the warning before any formal notice.
- You want to give the tenant a clear fix and a reasonable deadline.

Why build it from your answers?
A blank form leaves you to work out what belongs on each line. The wizard asks for the facts your Lease Violation Notice needs, builds the document from your answers, and lets you check the preview before you unlock the editable Word and PDF files. The preview is free, and the files come with a LeaseCraft membership ($2.99/month or $19.99/year).
