What a Notice of Entry is
A notice of entry tells a tenant that the landlord, or someone acting for the landlord, plans to enter the rental. It gives the reason - repairs, an inspection, a showing to prospects, an emergency or another purpose you describe - the date, and the time window for the entry.
The notice LeaseCraft builds also says how the tenant can object or ask to reschedule, states that the entry is only for the purpose given and that the premises will be left secured, and records how the notice was delivered. A certificate of delivery at the end lets you record when and how a copy reached the tenant.
Many states require advance notice before a non-emergency entry and limit entry to reasonable times, and leases often add their own rules. The required notice period differs by state, so check yours before you choose the entry date.
When to use it
- You need to enter for repairs or routine maintenance.
- You are inspecting the unit or checking smoke detectors.
- You are showing the unit to prospective tenants or buyers.
- You want a written record that the tenant was told in advance.

The preview is free, and the files come with a LeaseCraft membership ($2.99/month or $19.99/year).
Frequently asked questions
Quick answers about this document type.
-
It depends on your state and your lease. Many states require advance written notice for non-emergency entry. Check the rule where the property is before you set the entry date.
-
The notice tells the tenant how to object or ask to reschedule, using the contact details you enter. Agreeing a time in advance avoids disputes about access.
-
Emergency entry rules differ by state, and many allow entry without advance notice in a real emergency. Emergency is one of the purposes you can select if you want a written record afterwards.
-
The tenant's name and the property, the reason for entry, the date and time window, who to contact to reschedule, and how the notice was delivered. The certificate of delivery records when and how the tenant received it.
