The notice periods Vermont law sets before a landlord can file for eviction, as LeaseCraft read them in the statute, with the conditions and exceptions that go with each. The guided form prepares a pay-or-quit, cure-or-quit, unconditional-quit, no-cause or holdover notice with Vermont already selected.

Vermont notice periods

Each period is the one LeaseCraft's record of the statute holds. Read it with the conditions under it: some periods are minimums and some apply unless the lease sets another. "Lease controls" means the record holds no statutory period for that situation, and "No pre-suit notice" means it holds no notice before filing. The source column shows the law and the date LeaseCraft read it on the official site (most recently 2026-09-27).

What the Vermont statute says

Unpaid rent: 14 days

  • Notice must be 'actual notice' (receipt of written notice hand-delivered or mailed to the last known address, 9 V.S.A. 4451) stating the termination date, which must be at least 14 days after the date of the actual notice (9 V.S.A. 4467(a)).
  • Cure: 'The rental agreement shall not terminate if the tenant pays or tenders rent due through the end of the rental period in which payment is made or tendered.' (4467(a))
  • Clock runs from the date of actual notice (receipt), not mailing.

Lease violation: 30 days

  • Failure to comply with a material term of the rental agreement or with obligations under chapter 137: actual notice given at least 30 days prior to the termination date (9 V.S.A. 4467(b)(1)).
  • The statute states no express cure right for material-term breaches; the 30 days is the termination notice period.

Ending the tenancy without a chance to cure: 14 days

  • Triggers: 'criminal activity, illegal drug activity, or acts of violence, any of which threaten the health or safety of other residents' (9 V.S.A. 4467(b)(2)).
  • Termination date must be at least 14 days from the date of the actual notice.

Ending a month-to-month tenancy: 60 days

  • No written rental agreement, rent payable monthly, tenant in occupancy two years or less: actual notice at least 60 days after the date of the actual notice; more than two years: at least 90 days (9 V.S.A. 4467(c)(1)).
  • Written rental agreement with a stated term: at least 30 days (tenancy two years or less) or 60 days (more than two years) 'before the end or expiration of the stated term' (4467(e)).
  • Contracted sale of the building: at least 30 days after the date of the actual notice (4467(d)). Owner-occupied shared-room arrangements have separate rules (4467(h)).

Tenant staying after the lease ends: 30 days

  • End of a written rental agreement's stated term: landlord must give actual notice at least 30 days (tenancy two years or less) or 60 days (more than two years) before the end or expiration of the stated term (9 V.S.A. 4467(e)); no separate post-holdover notice found.

Preparing the notice

The form asks for the tenancy, the kind of notice and the dates, and the notice ends with a Certificate of Service to record how you delivered it. Beside the finished notice you get a Vermont checklist of the period, form and delivery rules LeaseCraft recorded. The period in the notice is the one you choose; where LeaseCraft has verified the Vermont period and your deadline is too soon, the document is not prepared until you move it.

A notice is not a court order and does not by itself remove a tenant. Cities and counties can add rules. LeaseCraft is not a law firm and this is not legal advice.
