What an Utility Addendum is

A utility addendum spells out who pays for each utility at a rental. It identifies the lease and the date the addendum takes effect, and lists each utility - electric, gas, water and sewer, trash and internet - with who pays it: the tenant, the landlord, or included in the rent.

The addendum LeaseCraft builds records whether any meter is shared with areas outside the unit, how water is billed - directly by the provider, from a submeter or by an allocation formula - and whether a flat utility fee is charged. It requires the responsible party to keep accounts current and not let service be cut off in a way that creates unsafe conditions. The tenant allows reasonable access for meter reading and utility repairs, and both sides cooperate when an account moves from one to the other.

Some states regulate shared meters and how utility costs can be passed on to tenants. Check the rules where the property is if utilities are shared or billed back.

When to use it

  • The lease does not say clearly who pays which utility.
  • Some utilities are included in rent and others are not.
  • A meter serves more than one unit or a common area.
  • Responsibility for a utility is moving from landlord to tenant, or back.

What to have ready

You will need answers to these 12 required questions, spread over 4 steps. The questionnaire also has optional questions, and some answers lead to follow-ups. Your answers are kept in this browser for 24 hours, so you can come back and finish (how saving works).

    • Who is the landlord or property owner?
  2. Tenant & rental unit
    • Who is the tenant?
    • What is the rental property address?
    • Date of the original lease this addendum modifies?
  3. Utility responsibility

    • Who pays water/sewer?
    • Who pays trash collection?
    • Who pays internet?
  4. Fees & date
    • Does landlord charge a bundled utility fee?

Why build it from your answers?

A blank form leaves you to work out what belongs on each line. The wizard asks for the facts your Utility Addendum needs, builds the document from your answers, and lets you check the preview before you unlock the editable Word and PDF files. The preview is free, and the files come with a LeaseCraft membership ($2.99/month or $19.99/year).

Frequently asked questions

Quick answers about this document type.

  • Electric, gas, water and sewer, trash and internet. For each one you choose whether the tenant pays, the landlord pays, or it is included in rent.
  • The addendum records whether any gas or electric meter serving the unit also serves other areas. Some states have specific rules for shared meters, so check yours if one is shared.
  • The addendum states whether a flat utility fee is charged or each party pays the provider directly. Whether and how utility costs can be billed back to tenants differs by state.
