What a Security Camera Addendum is

A security camera addendum tells tenants, in a document they sign, about the cameras on the property. It lists where the cameras are, states whether they record audio, and says how long recorded footage is kept.

The addendum LeaseCraft builds states that the cameras are for security and property management, that no camera is placed where tenants have a reasonable expectation of privacy - including bedrooms and bathrooms inside the dwelling - and that it does not change the rent or other lease terms. The tenant confirms the listed locations are outside the rooms of the dwelling, and both sides sign.

Recording audio is regulated more strictly than video in many states, and some states require consent from the people recorded. If your cameras record sound, check your state's recording laws before you install or disclose them.

When to use it

  • You have, or are installing, cameras at entrances, parking or common areas.
  • You want tenants to acknowledge the cameras in writing.
  • You want to state how long footage is kept.
  • A tenant asks where the cameras are and whether they record sound.

What to have ready

You will need answers to these 10 required questions, spread over 4 steps. The questionnaire also has optional questions, and some answers lead to follow-ups. Your answers are kept in this browser for 24 hours, so you can come back and finish (how saving works).

  1. Landlord / property owner
    • Who is the landlord or property owner?
  2. Tenant & rental unit
    • Who is the tenant?
    • What is the rental property address?
    • Date of the original lease this addendum modifies?
  3. Camera policy
    • Where are cameras installed? (common areas only)
    • Is audio recording used?
    • Was written notice provided to tenant?
    • Confirm cameras are limited to common areas (not bedrooms/baths)?
  4. Effective date
    • When does this addendum take effect?
    • Which state is this document for?

Why build it from your answers?

A blank form leaves you to work out what belongs on each line. The wizard asks for the facts your Security Camera Addendum needs, builds the document from your answers, and lets you check the preview before you unlock the editable Word and PDF files. The preview is free, and the files come with a LeaseCraft membership ($2.99/month or $19.99/year).
